1. Declutter & Clean 

Outdoor spaces can become storage spaces for pet supplies, toys, unfinished projects, and lawn and garden tools. Remove everything other than a few select furniture and décor pieces. If any furnishings are in less-than-ideal condition, store or discard them. Decluttering will make the area appear more spacious and make it easier to clean. 

Sweep dirt, leaves, and dust and use a pressure washer to remove grime and dirt. For tough stains, apply a mixture of bleach, water, and dish soap. Let it soak for a few minutes before scrubbing with a hard-bristled brush and rinsing. Wipe or vacuum any furniture and dust décor items too.  

2. Select Furniture & Décor Carefully

3. Consider Nighttime Appeal 

Remember that many prospective buyers will house-hunt after work in the evening or at night. Showcase the property exterior with strategic outdoor lighting, such as architectural lanterns or sconces. Rent a fire pit to provide illumination and a cozy ambiance. If you have an outdoor seating area and grill, consider adding table lighting and overhead string lights. Or, for an intimate outdoor dining area, try setting flameless candles on the table.
