What Commonly Causes Asphalt Damage?

1. Weather

From hot and cold shifts to rain and snow, Mother Nature is frequently the prime culprit when it comes to asphalt damage. Extreme temperatures in particular can cause the asphalt to crack and crumble, with splits forming as the material expands and contracts. Regular maintenance can help driveways and parking lots stand the test of time, though needing resurfacing by a paving contractor is inevitable.

2. Heavy Vehicles

Heavy trucks and other large vehicles can put a lot of stress on the asphalt, leading to cracks and potholes and making the surface more susceptible to damage from harsh weather. If you live in an area with a lot of traffic or have a driveway or parking lot used by heavy vehicles, have your pavement periodically inspected to check for signs of wear and tear.

3. Tree Roots

Tree roots can wreak havoc on asphalt, cobblestones, and even concrete. When tree roots grow underneath the pavement, they can lift up the road or lot surface and cause splitting and cracks. As they grow, the damage can grow worse, too. Each season, check areas with nearby trees to spot damage before it grows dangerous.

4. Poor Drainage

Water that is allowed to pool on the surface of the pavement can eat away at it and cause it to wear down. More commonly, the water seeps through tiny cracks and pits, eroding away the ground beneath the surface until the pavement itself collapses. This is what causes potholes and sinkholes. To help avoid this issue, make sure the drainage on your property directs water toward retention and detention basins, or toward unpaved areas.
