As winter sets in, snow and ice become more common. If you own a business, preparing your asphalt surfaces for these harsh conditions helps protect your investment in the pavement and keep customers and employees safe. Below is more information about how snow impacts these surfaces so that you can avoid expensive damage.

What Can Happen When Snow Sits on Asphalt?

1. Surface Erosion

Moisture is one of the biggest threats to asphalt because it destroys the material slowly. When snow and ice melt and sit on the surface for a long period, the water begins eroding the top layer. As it penetrates this layer, it starts to seep deep into the pavement, where it can start dissolving the sub-base and interior, significantly weakening the material. Over time, this will cause portions of the pavement to become loose and flaky. The best way to prevent this is by regrading areas that have standing water, as this ensures water drains away from the pavement.

2. Cracking

While liquid water dissolves the interior of the asphalt, it can also freeze again if the temperature drops suddenly. Since water expands when frozen, this causes immense pressure to build up, forcing the asphalt apart and creating cracks on the surface. Melting snow can then pour into the cracks, further eroding the sub-base and widening the fissures. Eventually, the surface interior can become so weak that the top collapses, creating a pothole.

3. Deicer Damage

While you may want to cover the parking lot and walkways with a deicing product, some common varieties are corrosive and can damage asphalt. While the substances melt frozen water, they may contain magnesium acetate or potassium acetate, both of which erode the surface. Additionally, meltwater can pick up these chemicals and drain into the surrounding soil, damaging the ecosystem. Instead, opt for a natural deicer or one that is magnesium chloride-based, as these are eco-friendly and won’t damage the surface.
